What is an appraisal?
An appraisal is the process of finding the Fair Market Value of a property. Fair Market Value is the price a property would sell for given a reasonable amount of time.
How does an appraisal work?
An appraiser will come and inspect the property, they will measure any existing structures and take both interior and exterior pictures(If applicable). The appraiser will then compare your property to similar properties that have recently sold and make adjustments for differences between your property and comparable properties.
How long does an appraisal take?
Depending on the complexity of your property and our previous obligations our typical turnaround time is 2-3 weeks.
How much does an appraisal cost?
We do not have a set price for all appraisals. The cost of an appraisal is determined by a number of factors. Please use the “Contact Us” button in the top right corner to fill out your information for us to better determine the cost of your appraisal.
What are you looking for when inspecting a house?
When we inspect a home we are typically looking for things like quality of the home, condition of the home, updating/remodeling among various other aspects. We do not value any objects that are not permanent which includes things like appliances, furniture etc.
What is the difference between above grade and below grade square footage?
Above grade square footage is the living area above the ground, this does not include things like enclosed porches or garages.
Below grade square footage is the living area below the ground, we also make adjustments for finished square footage below grade.
